Services provided by S & G
  1. Collect rents, security deposits and any other money due to client. We place security deposits in a separate account or in a surety bond; whatever the client prefers.
  2. Place new tenants after screening them - checking their credit, criminal record and previous landlord, if they had one.
  3. Monitor any repairs that need to be done by repairmen. These are done at a reasonable cost and are done by reputable repairmen, most of whom we have known for many years.
  4. Send a statement to the client every month or quarter depending on what the client desires.
  5. Give new tenants the necessary papers such as lead base paint, smoke detector forms, inventory forms etc. during the leasing process.
  6. Will deal with delinquent tenants in a wise and timely manner.
  7. Management arrangement is done on a month to month basis. Either client or S & G can terminate the contract with a 30 day notice. This can be altered at the discretion of the client.
  8. We do not charge extra for any repairs that are done and do not charge extra for major repairs – we only charge a percentage of monies collected – whatever is agreed to by S & G and client.
  9. S & G charges a rate agreed upon by S&G and the client. Rates are determined by the number and location of the properties.
  10. S & G Has been in the rental business since 1966 and in the property management business since 1979.
  11. Our maintenance staff is made up of several people who have lived in the West Michigan area most of their lives. A number of them have worked with S & G for more than 25 years. Other than our office help, all of our maintenance people are independent contractors. All discounts negotiated by S&G are passed on to the client.
